Roofing in Alvin, Texas

Alvin sits well inland from the beach, yet Brazoria County puts every roof here inside the state's coastal windstorm area. Call one free number at any hour to reach an independent, locally owned roofing company that takes Alvin calls.

A railroad town on the coastal prairie

Roofing in Alvin, TX means working on flat, open prairie in northern Brazoria County, where wind crosses miles of pasture before it reaches a roof. The town grew from a Santa Fe Railroad flag station near the head of Mustang Slough; the Texas State Historical Association records the first house there in 1879 and the name Alvin from 1881.

Today Alvin is a mix of an older downtown, established streets around it and newer subdivisions such as Mustang Crossing, Mustang Ridge, Fairway Lakes and Bayou Point that the city has listed among its residential developments, with country homes and acreage on the roads out of town. A roof on a farmhouse with a metal roof and a roof on a new two story in a subdivision raise different questions, but they share the same county rules.

Houston Expert Roofers does not touch roofs. It is a free number: a recorded assistant picks up at whatever hour you dial, takes down the problem and your street, and connects you to an independent, locally owned roofing company that works in Alvin. Inspection, pricing and the job itself belong to that company.

Roofing services Alvin homeowners need most

Wind is the common thread: shingles lifted by a squall line, metal panels with loosened screws on an older farmhouse, and leaks that only show in sideways rain. Heavy rain is the other one, since Alvin holds a place in the weather record books.

Roof Repair in Houston

Lifted shingles, cracked pipe boots, worn flashing and soft spots in the deck. When a targeted repair makes sense and what a written repair quote should list.

Roof Replacement in Houston

Tear-off, decking, underlayment, flashing and ventilation. The signs a roof is finished, the permit question in your city, and the line items a quote must show.

Roof Leak Repair

Why the drip is rarely under the hole, where Houston roofs usually let water in, and the safe things to do indoors while you wait for the roofer.

Storm Damage Roof Repair

Wind, falling limbs and tropical rain. What the derecho and Hurricane Beryl did to Houston roofs, and the order of things after a storm.

Roof Inspection in Houston

What a thorough roof inspection covers, attic included, how it differs from a home inspection or an adjuster's visit, and what the report should show.

Metal Roofing in Houston

Standing seam and exposed-fastener panels, heat, wind ratings, HOA rules and insurance questions for a metal roof on a Houston home or outbuilding.

Inland, but still inside the coastal windstorm area

Many Alvin owners are surprised to learn their roof falls under the same state program as a beach house. The reason is the county line: the Texas Department of Insurance's designated catastrophe area includes all of Brazoria County. Here is how the rules have shifted over time for a town like Alvin.

PeriodHow the wind requirement was setWhere Alvin stood
Under the 2006 code era mapsThree zones by distance from the coast: Seaward, Inland I and Inland IITDI's Brazoria County page lists Alvin in Inland II, the farthest inland zone, with Pearland, Manvel and Rosharon
Work on or after April 1, 2026Windstorm applications are certified under the 2024 International Residential or Building Code, and the wind speed is set for each structure by its locationStill inside the catastrophe area, which TDI says did not change with the new codes
Either periodA roof replacement is inspected while it is installed, and TDI issues a WPI-8 certificate of compliance when the work passes

So an older note from a neighbor about "the inland zone" may no longer match how a new roof is designed. TDI also says most of the designated area now sits inside the windborne debris region. Ask the roofer which code edition and wind speed it is building your roof to, and which products and fastening meet it.

Coastal windstorm rules. In the Texas Department of Insurance's designated catastrophe area (Brazoria, Chambers, Galveston and the other first-tier coastal counties, plus, in Harris County, Morgan's Point and the parts of La Porte, Pasadena, Seabrook and Shoreacres inside city limits and east of State Highway 146), most roof work must meet the windstorm building code and be inspected while it is under way (TDI exempts repairs to less than 100 square feet of roof covering that do not touch the decking). When it passes, TDI issues a certificate of compliance (form WPI-8), which the Texas Windstorm Insurance Association uses to decide whether it can insure the home. Ask the roofer, in writing, who schedules the inspection and when you will get the WPI-8.

City of Alvin permits and contractor papers

The City of Alvin handles building permits through its Engineering Department, and its building permit application covers repairs as well as new work, with fees set by the city's Comprehensive Fee Ordinance in Chapter 28 of the city code. The same application states that the city does not perform energy or windstorm inspections, which is why the windstorm side of a re-roof runs through TDI rather than city hall.

Three local rules are worth knowing before a roof contract:

  • Contractor paperwork. The city's contractor form asks for copies of applicable state licenses, a driver's license and proof of general liability insurance naming the City of Alvin as certificate holder.
  • No wood shakes by default. Ordinance 19-F(a), amending the city's building chapter prohibits wood shingles and shakes in new construction or reroofing unless specifically authorized.
  • Torch work. The Fire Marshal's contractor packet says roofing that uses heat or other ignition sources must be done by a contractor licensed and bonded for that process, with a fire extinguisher kept on the roof. That matters on low slope roofs where torch applied membranes are an option.

Whether your particular roof job needs a city permit, and what it costs, is a question for the Engineering Department, which the permit application lists at 281-388-4271. The city's permits page says permits and inspections are required for new construction, remodeling and repairs, and lists the 2024 International codes with a 140 mph design wind speed per the code table. Codes change, so confirm before work starts.

Why Alvin homeowners call the line

The windstorm step is easy to miss

Because Alvin does not feel coastal, a crew from outside the area may skip the state inspection. Missing it can leave you without a WPI-8 when an insurer or buyer asks. Raise it on the first call with the company you are put through to.

Farmhouses, barns and metal roofs

Acreage outside town brings metal roofs on houses and outbuildings, with screws, washers and panel laps that loosen over time. A company that takes Alvin calls can tell you whether it handles metal as well as shingles.

Rain that finds every gap

When storms stall over Brazoria County, a roof gets hours of water at a time. A small flashing gap that never leaked in a passing shower can soak a ceiling in one long night.

One call, any hour, no charge

You never pay the line. The roofing company you are connected with quotes and bills you directly, and you can still compare other bids. Companies may pay the line a referral fee.

Alvin weather on the record

  1. July 1979, Tropical Storm Claudette. The National Weather Service Houston/Galveston office's hurricane guide records about 45 inches of rain at Alvin, and 43 inches in 24 hours on a private rain gauge a little north of Alvin, a total still cited by the National Weather Service as a continental United States record. Rain on that scale tests every valley, boot and flashing joint on a roof.
  2. August 2017, Hurricane Harvey. The National Hurricane Center reported record water levels on the Brazos and San Bernard rivers in Brazoria County and widespread flooding. In Alvin, a city capital projects report describes repairs to the banks of Mustang Bayou where the slope failed from Harvey's flood waters.
  3. July 8, 2024, Hurricane Beryl. The storm came ashore near Matagorda, and the National Weather Service Houston/Galveston office measured its highest gust in the region, 97 mph, near the Brazos River in Brazoria County.

After a storm, the power company to call in Alvin is Texas-New Mexico Power, whose Gulf Coast service list includes Alvin. Treat every downed line as live, report it to TNMP at 888-866-7456, and call 911 if anyone is in danger.

Stay off the roof. Wet, storm-damaged roofs are slick and the decking may be weak, so leave the ladder in the garage. Keep well away from downed power lines and report them to Texas-New Mexico Power (TNMP) or 911. Indoors, move belongings away from the leak, put a bucket or towels under the drip and keep people out of any room where the ceiling sags. Photograph the damage from the ground and inside the house, then call your insurer and a roofer.

The deductible is yours to pay. The Texas Department of Insurance says it is illegal for a contractor to offer to waive, rebate or absorb your deductible, and a contract of $1,000 or more paid with insurance money must include a notice saying so. A roofer also may not act as your public adjuster on a property it works on. Treat any offer to "cover the deductible" as a reason to call someone else.

What to ask an Alvin roofer before you sign

Rules and records

  • Does this job need a City of Alvin permit, and will you apply for it?
  • Who notifies TDI, who schedules the windstorm inspections, and when will I receive the WPI-8?
  • Which code edition and wind speed are you designing to under the rules in force since April 1, 2026?
  • If I am in a subdivision with an HOA, who submits the roof for approval?

Materials and money

  • Which shingles or metal panels will you use, and what wind rating do they carry?
  • What will you do if the decking is soft, and what is the price per sheet?
  • Can you email me your certificate of liability insurance?
  • What does your workmanship warranty cover, and for how long, in writing?

Texas Property Code section 202.011 generally keeps a property owners' association from banning wind and hail resistant or energy efficient shingles that look like the shingles it already permits, though it can still require approval first.

Texas has no state roofing license. No state agency licenses roofing contractors in Texas, and a 2025 bill to create one (HB 3344) did not reach a vote of the full House before the session ended. So check what you can: a certificate of liability insurance sent to you, a written contract with the full scope, a permit where your city requires one, local addresses you can drive past, and the shingle maker's warranty registration. Some cities also ask roofers to register. The line does not check any of this for you. How to check a roofer before you hire.

Questions Houston homeowners ask

Why does an Alvin roof need a windstorm inspection when we are so far from the Gulf?

Because the line is drawn by county, not by distance. The Texas Department of Insurance put all of Brazoria County, as a first-tier coastal county, inside its designated catastrophe area. So a roof replacement in Alvin is expected to meet the windstorm code and be inspected during installation, and TDI issues a WPI-8 when it passes. The City of Alvin says it does not do windstorm inspections itself, so that inspection comes through the state program.

Can I put a wood shake roof on my house in Alvin?

Probably not without special approval. A City of Alvin ordinance amending its building chapter prohibits wood shingles and shakes in building or reroofing any structure unless they are specifically authorized. That is Ordinance 19-F(a), and codes get amended, so confirm it with the city before you choose a material. Composition shingles and metal are the usual alternatives; the metal roofing page compares panel types.

What does a roofing company need to work in Alvin?

The City of Alvin's contractor form asks for copies of any applicable state licenses, a driver's license and proof of general liability insurance with the City of Alvin named as certificate holder. Texas does not license roofers, so the insurance certificate matters most. Ask for a copy sent to you directly. More on checking a roofer before you hire.

Are there roofing companies in Alvin TX that answer at night?

The line itself answers around the clock. An automated assistant takes the call, asks what the roof is doing and where you are, and puts you through to an independent, locally owned roofing company that covers Alvin. If that company cannot pick up right then, your name, number, city, need and urgency are passed to it for a return call, on the company's own timing. The emergency roof repair page covers what to do meanwhile.

Who fixes the roof if I call this number about roofing in Alvin?

An independent roofing company, never the line. Houston Expert Roofers does no inspections, quotes or repairs. The company you are connected with looks at the roof, prices the job in writing and does the work, and you pay that company. The call is free, and companies may pay the line a referral fee.
