Roofing in Magnolia, TX

Magnolia the city is small and asks roofers to register before it issues permits. Magnolia the address is huge, wooded and growing fast. One free call at any hour reaches an independent, locally owned roofing company that takes Magnolia calls.

A railroad stop named for the trees on Mill Creek

Roofing in Magnolia, TX means two different places with one name: a small incorporated city on FM 1488, and a wide spread of wooded acreage and new subdivisions across western Montgomery County that share its mailing address.

The Texas State Historical Association traces the town to settlers in the late 1840s at a spot called Mink's Prairie. When the International-Great Northern Railroad laid track through in 1902, the town moved to the line. The railroad called the stop Melton, the post office kept confusing it with Milton, and the name became Magnolia, after the magnolia trees along Mill Creek. It incorporated in 1968.

The city stayed small for a long time. The Census Bureau counted 1,393 residents in 2010 and 2,359 in 2020. The country around it grew much faster, and that growth is the main story for roofs here.

Houston Expert Roofers does not put roofs on anything. It is a free number that connects a caller to an independent, locally owned roofing company in the Houston area. You call, the automated assistant hears what the roof needs and where in Magnolia you are, and the call is passed along. From then on the inspection, the quote, the work and the invoice are matters between you and the roofer.

Roof work Magnolia callers ask about

Inside the City of Magnolia: register first, then permit

The city runs its own permit office and asks every contractor to register before it issues a permit. Here is what the city publishes and what it means for a homeowner.

What the city saysWhat to do about it
Permits are required for remodeling and other building work; if unsure, email permits@cityofmagnolia.comThe city does not publish a roofing-only rule, so have the roofer ask in writing whether your re-roof needs a permit, and keep the reply.
Contractors must register before the city issues permitsAsk the roofer whether it is registered with Magnolia. If not, registration has to come before any permit.
Registration lists a $1,000,000 insurance minimum and no feeThat coverage is shown to the city. Ask for a certificate made out to you as well, and call the agent to confirm it is active.
The building permit application shows a $50 admin fee, and work started before a permit is applied for pays double feesIf a permit is needed, it belongs on the estimate and in the roofer's name. Skipping it puts the penalty on the property.
A permit becomes void if the authorized work does not start within the period the application setsAsk the permit office how long approval takes and when the permit expires, and plan the start date around both, especially after a storm when roofers are busy.

These items come from the city's permit pages and application forms, which can change; the city's main number is (281) 356-2266, and permit questions can go to permits@cityofmagnolia.com. Outside city limits, Montgomery County's permitting FAQ says residential roof replacement needs no permit, though commercial roofs may need a fire code permit. On county land nobody inspects a residential shingle job, so the written contract and the roofer's photos become your record of the work.

Growth along FM 1488 and Highway 249

Community Impact has tracked the building boom around Magnolia for years. The State Highway 249 extension opened in 2021, and TxDOT planned to widen FM 1488 from two lanes to four between FM 1774 and FM 149. Audubon, at FM 1488 and Highway 249, was described by its developer as about 3,000 acres at build-out. Escondido went in off FM 1774 near Magnolia West High School, and Magnolia Ridge and Magnolia Springs added hundreds more homesites.

For roofs, that growth means two kinds of calls. Owners of newer homes have roofs only a few years old, and their questions are about what the builder's and the shingle maker's warranties still cover and who should look at a leak. Owners of older homes closer to town and out on acreage roads have roofs approaching replacement. A careful roofer treats those two jobs very differently.

On a newer home

  • Find your closing papers and any builder warranty before you call anyone.
  • Ask the roofer what failed and whether it looks like a defect or storm damage.
  • If the shingle warranty was registered, keep the registration with the house records.

On an older home

  • Ask how many layers are on the roof now and whether the price covers removing them all.
  • Ask what the attic shows about the decking and ventilation.
  • Get a per-sheet price for any rotten decking found during tear-off.

Storms around Magnolia

The wooded country around Magnolia turns strong wind into falling timber, and hail reaches this side of the county too.

DateWhat was reported
April 24, 2020ABC13 reported a night of hail across Tomball and Magnolia, with viewers sending in photos of large stones.
May 28, 2024Strong storms passed over a new subdivision on Willow Heights Lane near FM 1488. ABC13 reported that framed houses under construction collapsed, killing a 16-year-old worker; officials were investigating the storm's role, and a fire captain said the wind struck structures in a vulnerable state.
July 8, 2024Hurricane Beryl. KWHI reported that San Bernard Electric Cooperative had about 6,000 outages in the northeast part of its territory, between Prairie View and Magnolia, on landfall day.

Hail damage on shingles rarely shows from the yard; it looks like soft dents and dark spots where granules came off. Wind damage can hide too, as broken seal strips under shingles that still lie flat. If a storm passed and you are unsure, a roofer's look with photos settles it. Many roofers inspect at no charge; confirm that on the call.

After a storm in Magnolia, stay off the roof. Wet shingles are slippery, and a roof under a fallen limb can be weaker than it looks. Electricity around Magnolia comes from more than one provider, so report a downed line to the utility named on your bill, or call 911, and keep well away from it. Inside, move belongings away from the leak, put a bucket or towels under the drip and keep people out of any room with a sagging ceiling. Photograph the damage from the ground and inside, then call your insurer and a roofer.

Why Magnolia homeowners call the line

Not sure if it is the city or the county

A Magnolia mailing address does not mean the City of Magnolia. Inside the city, the roofer must be registered before any permit is issued; outside it, there is no county permit for a residential re-roof. Callers want a roofer that sorts that out first.

A young roof with a leak

Thousands of homes here are new. When one leaks, the owner wants to know whether it is a flashing detail, a pipe boot, storm damage or something the builder should answer for, before paying anyone.

Big lots, tall trees

Acreage lots put pines and hardwoods close to the house. Limbs fall in every strong storm, and needles fill valleys and gutters. Owners want a roofer that checks the trees as well as the shingles.

Shingles or metal

Farmhouse style homes often pair shingles with a metal porch roof, and some owners want metal over the whole house. Callers want help weighing the two, and the metal roofing page lays out the trade-offs.

Questions to ask a roofer in Magnolia

Rules and paperwork

  • Is my address inside the City of Magnolia, and are you registered with the city?
  • Will you ask the city in writing whether my re-roof needs a permit?
  • Does my subdivision need to approve the roof first? Texas Property Code 202.011 limits bans on impact-resistant shingles that look like allowed ones.
  • Can your agent send me a certificate of liability insurance?

The roof itself

  • What did you find in the attic, and can I see the photos?
  • Which shingle or metal panel do you propose, and what wind rating does it carry when installed as specified?
  • What does your workmanship warranty cover, and who registers the manufacturer's warranty?
  • On an insurance job, what does your contract say about my deductible?

For the price side, the roof replacement cost guide explains what moves a quote, and the storm damage steps guide covers the hours after a storm.

How a Magnolia call works

  1. Call the numberAn automated assistant answers (832) 662-4107 at any hour and asks which service you need, since the line also takes heating, cooling, pressure washing and water damage calls.
  2. Describe the roofA leak, missing shingles, hail, a limb on the roof or an old roof you want looked at, plus your part of greater Houston and how urgent it is.
  3. Get put throughYour call is transferred to an independent, locally owned roofing company, which hears a short summary before it picks up.
  4. Deal with the roofer directlyIt inspects, quotes and does the work, and you pay it (or your insurer does, as you arrange). If it misses the call, it gets your name, number, city and need to call you back.

Texas has no state roofing license. No state agency licenses roofing contractors in Texas, and a 2025 bill to create one (HB 3344) did not reach a vote of the full House before the session ended. So check what you can: a certificate of liability insurance sent to you, a written contract with the full scope, a permit where your city requires one, local addresses you can drive past, and the shingle maker's warranty registration. Some cities also ask roofers to register. The line does not check any of this for you. How to check a roofer before you hire.

The deductible is yours to pay. The Texas Department of Insurance says it is illegal for a contractor to offer to waive, rebate or absorb your deductible, and a contract of $1,000 or more paid with insurance money must include a notice saying so. A roofer also may not act as your public adjuster on a property it works on. Treat any offer to "cover the deductible" as a reason to call someone else.

Questions Houston homeowners ask

How do I find good Magnolia roofers?

Start with paperwork, since Texas has no state roofing license. Ask for a certificate of liability insurance sent to you, a written scope with the underlayment, flashing and decking price named, and a few Magnolia-area addresses you can drive past. Inside the City of Magnolia, ask whether the company is registered with the city, which the city requires before it will issue a permit. Compare two written quotes for the same work. See the roofer checking guide.

Do I need a permit for a new roof in Magnolia, TX?

Inside the City of Magnolia, ask the permit office first. The city says permits are required for remodeling and other building work, and it asks anyone unsure whether a project needs one to email permits@cityofmagnolia.com. It does not publish a roofing-only rule. On a Magnolia address outside city limits, the house is in unincorporated Montgomery County, whose permitting FAQ says residential roof replacement needs no county permit. See the city rules.

What does the City of Magnolia require from a contractor?

Registration before any permit. The city's contractor registration bulletin says a contractor new to the city emails a completed form with the required documents, that an incomplete packet fails, and that permit applications wait until registration is complete. The city lists a $1,000,000 insurance minimum and charges no registration fee. A roofer already working inside the city should know this; if it does not, that tells you something.

Who will work on my roof if I call from Magnolia?

An independent, locally owned roofing company that accepts jobs in and around Magnolia. Houston Expert Roofers is a phone line only. The automated assistant on the line asks which service you need and what the roof is doing, then connects you. When the roofer is tied up, the line passes along your name, callback number, part of town and urgency so the roofer can phone back. It inspects, prices and does the job, and you pay it. Companies may pay the line a referral fee.

Can I get help with Beryl roof repairs in Magnolia?

Possibly. The Texas General Land Office opened 2024 storm repair and reimbursement programs in July 2025 for 27 counties, and Montgomery County is one of them. They are limited to a primary residence, with household income limits, and funds go first come, first served. Check the GLO program page to see whether applications are still open. For insurance questions, read the roof insurance claims guide.
